Is pressure washing safe for tile roofs?
No. High pressure cracks tiles and strips the surface. We use soft washing: low pressure with a cleaning solution that kills algae and mold, which is the method roof manufacturers recommend.
How often should a tile roof be cleaned in South Florida?
Every 18 to 24 months for most homes, sooner under heavy tree canopy or near the water.
What are the black streaks on my roof?
A blue-green algae called Gloeocapsa magma that feeds on moisture and the limestone in tiles and shingles. Soft washing removes it and keeps it away for a year or more.
Will Coral Gables or Pinecrest cite me for a dirty roof?
They can. Coral Gables lists cleaning dirty roofs, fascia, steps and driveways among its code remedies, and the Pinecrest code says roofs shall be maintained free of mildew. A regular cleaning keeps you ahead of a notice.
